In Tubize, Hakron, a construction partner in concrete accessories, formwork, and precast, built a new company building. This brand-new hybrid build-to-suit building made of concrete and steel – strategically located along the E429 between Brussels and Nivelles – scores high in sustainability. The move is planned for January 2024.

A combination of 1,152 m² of office space on the ground floor and two upper floors, and a 4,536 m² storage space together provide a total business area of 5,688 m². On the 11,000 m² site, the company invested in, among other things, 560 solar panels of 450 Wp, 16 charging stations, and heat pumps.
Smooth cooperation between various parties
Project developer BVI.EU was responsible for managing the entire process and finding a suitable location. The construction of the new building was entrusted to Alheembouw, which enlisted Wylagro for the preparatory earthworks. This West Flemish company, specialized in earthmoving and demolition work, relied on Deschacht for a thorough preliminary study and the supply of the necessary construction materials.
“At the end of March 2023, we started the earthworks and sewerage works, with a focus on a separate discharge system for rainwater and wastewater,” looks back Wylagro site manager Dieter Depoorter. “After preparing the subgrade, the team from Alheembouw was able to lay reinforcement and start with the structural work.”
Intensive study program
Dieter and his colleagues were able to carry out their jobs efficiently and purposefully thanks to the cooperation with Deschacht. Dirk Stuyven, Head of Study Bureau and Engineering Flanders, is happy to share
highlighted by Deschacht within the framework of this project: “The first preliminary study trajectory started in mid-January 2023. We investigated how the water drainage – both rainwater and wastewater – on the construction site could proceed as smoothly as possible. Where did potential obstacles arise? How could we anticipate possible problems? We made a design of the site that was as “waterproof” as possible, so that
no parts would be missing during the preparatory earthworks. During this study phase, we were of course also in close contact with the Alheembouw team, and in this way also indirectly with the subcontractors.”

Tubao tanks for sustainable water management
One of the Deschacht applications deployed by Wylagro was the Tubao buffer and storage tanks. “These galvanized corrugated steel tanks are very effective for buffering, infiltrating, and storing rainwater. Because we were able to quickly obtain the necessary tanks and associated drainage pipes—in various sizes and thicknesses—through Deschacht, this resulted in optimal execution.”

Drainix: unique patented Deschacht solution
Another application used during the earthworks is Drainix. “This product is a unique patented solution that Deschacht developed itself,” Dirk points out. “With Drainix, we offer Wylagro and other customers a water-permeable paving where rainwater can infiltrate through the entire structure, including through the foundation and sub-foundation. In addition, Drainix is also easily drivable for heavy traffic.”
The Wylagro team discovered the assets of this new Deschacht product during the Matexpo trade fair,
