Case study: Deschacht pulls out all the stops for megaproject in Ghent

A great collaboration between Deschacht's Construction Team/engineering department and the client secured a major contract in the Ghent port area, involving the use of a Tubao buffer tank as well as Ribwall infiltration pipes and two separators. We sought the insights of Willy De Schagt, Project Manager Construction Team at Deschacht in Francis Peeters, director at F-BUILD.

One and a half hectares of warehouse

Francis Peeters: “Project developer Groep Bolckmans” is building a warehouse complex of over 15,000 m2 on a site of more than 27,000 m2 on Korte Mate in Desteldonk, in the Ghent port area. On behalf of Groep Bolckmans, F-BUILD is handling all earthworks, sewerage, and road construction. In collaboration with the Construction Team and Deschacht's engineering department, we re-evaluated the original sewerage plan in terms of price, coverage, and efficiency. As a result, the plan underwent several revisions.”

Construction team delivers added value

“With the scheduling and delivery of this wide variety of materials, Deschacht once again proves its reputation as a sewerage specialist,” says Willy De Schagt. ”For this type of large-scale project, we assemble a Construction Team. This team includes specialists who have extensive expertise and experience with the products that will be used in the project, including their installation. The Construction Team works closely with the contractor, the architect, and any engineering firms.”

Francis Peeters: “That collaboration really pays off. They genuinely think along with us and develop solutions that are technically and standard-wise sound, as well as being budget-friendly. For instance, crates were initially planned for part of the rainwater infiltration. However, since this involves a warehouse with surrounding paving that has to endure heavy truck traffic, I opted for infiltration pipes in consultation with Deschacht, because the cover above them is better. The infiltration pipes run in a ring around the building, which yields a higher efficiency. For the drainage from the roof, the main contractor chose a siphonic drainage system, which in turn imposes certain requirements on the further drainage and infiltration. Deschacht also took that into account when working out the plan.”

Infiltration pipes and separators

Willy De Schagt: “For the infiltration pipe, we specified Ribwall IT with a diameter of 1000 and 600 mm. These polypropylene pipes are lighter than concrete and therefore easier to install. Depending on the required efficiency, they are perforated and wrapped with geotextile to prevent the washing in of the surrounding soil. Since this is a warehouse with a significant amount of freight traffic, the water running off the paved surface must be treated to remove oil and grease. For this reason, two hydrocarbon separators have been installed, made of double-walled HDPE with a coalescence filter and an integrated sludge trap. They have a treated flow rate of 20 liters and 70 liters per second, respectively.”

Tubao as an innovative alternative to the concrete storage tank

“The specifications also provided for a buffer tank for firefighting water. Instead of the classic concrete cellar, we proposed a Tubao pipe with a diameter of 3 meters and a length of 17 meters. That provides a capacity of 120 m3. The advantage of this innovative system is the enormous time savings. Since the Tubao is custom-made in the factory and equipped with all provisions for connection and inspection, the installation on site usually takes no more than one working day, says Willy De Schagt.
